This is a must read for any Realtor, or home owner considering selling. Every one knows that an Appraisal is an 'Estimate of Value', so how do you estimate your value without paying for an appraisal? 

 

True of False? 95% of home buyers are paying for square footage? TRUE. Typical buyers won't pay more for your fancy wallpaper, or nice new counter tops. They pay more for more square footage. Now the new counter tops, or updated dishwasher and stove may make your home look appealing to a potential home buyer, but the real value is the square footage. 

 

Before you market you home or listing, figure out what you are selling. Don't rely on the courthouse to know your exact square footage. The assessors office gets close, but is wrong 99% of the time. You won't know your square footage unless your house is specifically measured to find the GLA (Gross Living Area). This is what appraisers use, and you need to find the market value of your home. 

 

The next question is how do I find the GLA of my home? Well, you have a couple choices. You can measure the home yourself. If you are familiar with acceptable methods of calculating GLA then get out and do it. If you are a realtor you should know how to figure the square footage of your listing.
